Introduction

  • Your database is your business…and if we’re honest, it’s probably a bit of a mess 😅
  • Your past clients, sphere contacts, and leads are likely scattered in multiple places, with incomplete information
  • By enriching your contacts, you’ll be able to monitor homeowners and unlock new sales opportunities
  • The process starts with getting property addresses for each homeowner in your database, then augmenting it with data from Cotality

Import your databases

  • The first step is to import your contacts – past clients, current customers, sphere, leads, and prospecting lists – from wherever they currently “live”
  • This includes your phone, email, CRM, spreadsheets, and so on…wherever you keep information
  • For help getting started, view the video guide for Importing Contacts or reach out to your account manager

Link contacts to properties

  • Next, we’re going to try and find where your contacts currently live
  • If you’ve provided a property address for a contact, then we’ll assume it’s correct;
  • if not, we’ll use skip tracing to suggest potential matches
  • Skip tracing matches a person’s contact info to a physical property address by stitching together many imperfect data sources and assigning confidence scores
  • Data sources include utility records, voter registration, DMV data, change-of-address, court records, marketing & consumer databases, and so on
  • The skip tracing process isn’t perfect, but we can typically suggest matches for about two-thirds of the people in your database that own a home
  • To view suggested matches, login to your Pro Dashboard and click the button to See Potential Matches
  • For each contact, review the suggestions and click the “Hide” or “Link to Contact” buttons
  • Because these are your relationships, unfortunately we can’t make the matches for you automatically – but we’ll make it the process as easy as possible
  • If we can’t suggest a match, you can invite homeowners to onboard to a hub – and they can enter their own home address during the process

Add property intelligence

  • Once you’ve linked people to properties, we’ll enrich your database with information from Cotality, the market leader in property intelligence
  • For each address, we’ll add the following information
  • Home value & equity
  • Mortgage
  • Property taxes
  • Ownership
  • Property details
  • This data helps you have better sales conversations and conduct targeted marketing

Monitor homeowner activity

  • For each contact that’s linked to a property, we’ll monitor your database and notify who’s:
  • Likely to buy, sell, or borrow
  • Showing engagement
  • Listed their home for sale
  • Purchased & move in
  • Sold & moved out
  • Originated a mortgage
  • When something changes, you’ll receive an alert. This way, you’ll never miss an opportunity to engage a client.

Wrap up

  • Enriching your database gives you a foundation to grow your business
  • While it’s impossible for you to keep track of hundreds – or even thousands – of homeowners at once, the platform can do it for you
  • You can access this information from within the Opportunities module; and when new opportunities arise, you’ll get notified automatically
